In which cities is Mieterio active?


We are currently active in Karlsruhe, Mannheim, Ludwigshafen, Heidelberg, Frankfurt am Main, Pforzheim, Stuttgart, Leipzig, Halle and Magdeburg. More cities will follow soon.




How does Mieterio select suitable tenants?


Tenant selection is our core competence. The selection process is largely automated on the basis of various objective criteria:

  • Completeness of personal data: A complete tenant self-disclosure and successful identity verification are basic requirements to be considered as an applicant and invited to viewings
  • Proof of income: Applicants will be asked to provide appropriate evidence that ensures long-term ability to pay rent
  • Solvency: Common documents such as Schufa information and rental debt-free certificate confirm the applicant's solvency
  • Long-term: There is a clear interest in a long-term rental relationship
Finding a suitable tenant for your apartment is as high a priority for us as it is for you. In case of loss of rent or insolvency of the tenant, we will stand in for the corresponding rent payment. You are guaranteed to receive your rent. Accordingly, we are strict in the selection of tenants.




How does Mieterio earn money?


We want one thing above all: fair and transparent fees. Accordingly, we avoid non-transparent price ranges and arbitrarily calculated rental prices. Instead, we charge fixed fees based on your needs and the total rent of your apartment. We offer 3 different pricing models: 1. Basic: We become your new tenant and take care of the tenant search, tenant management and legal support for only 1.9% of the total monthly rent. The service is equivalent to a broker flat rate with simultaneous tenant support. 2. Standard: In addition to the services of the basic tariff, you receive comprehensive repair management, accounting and reporting. In addition, you benefit from additional profits through our tenant services in the amount of 25% as well as our rent default protection for 2 months. In the standard tariff we thus take over all your duties as a landlord and guarantee you additional securities and profits. The monthly fee is 3.9% of the total monthly rent. 3. Premium: The services in the premium tariff are identical to those in the standard tariff, except that you will receive 50% of the additional profits from the tenant services and you are guaranteed unlimited protection against loss of rent. The monthly fee is 5.9% of the total monthly rent.




What would happen if Mieterio no longer existed?


In this unlikely scenario, the rent agreement between Mieterio and the tenant would be transferred directly to you. We take care of the communication with the tenant and the contract management. There is no effort for you.




How long does it take to rent my apartment to Mieterio?


Our rental process is extremely simple and efficient. After sending your request via our website, you will receive a free and non-binding offer within 24 hours. If you still have questions, you can always contact your contact person via email or phone. As soon as you are ready to sign the rental contract, so are we. Along with this, we plan the handover of the keys and, in the case of a new rental, start with the apartment marketing. Our goal is to find the best tenant for your apartment as quickly as possible. However, please note, that this does not happen overnight. Our experience shows that it takes about 4-6 weeks until we have found the optimal tenant. Unfortunately, we cannot guarantee any rent default protection until the first tenant is found.




How can I cancel my contract with Mieterio?


When Mieterio takes over an unrented apartment, you can give us notice of termination after 8 weeks if we have not found a tenant within this time. This reduces your risk and you keep full control. During the rental period you have two termination options:

  • At the end of a lease with the end tenant: If a tenant cancels the rent agreement with Mieterio, you can use the situation as an opportunity to terminate your contract with Mieterio.
  • At the end of a contract year: Your contract with Mieterio runs for one year at a time and can be terminated at the end of this period without giving reasons. In this case the existing contract with the tenant will be transferred from Mieterio to you. We are happy to assist you with contract management and communication.
For both termination options a notice period of 3 months applies. We will gladly inform you about the current occupancy status of your apartment at any time . The first termination is possible either after two years or already after one year, if you pay a one-time setup fee of 149€.




How much can I save with Mieterio?


Your savings potential with Mieterio depends on various factors, such as the warm rent, your hourly wage, the travel time and the period under consideration. Example scenario:
Warm rent: 1.000€
hourly wage: 30€
Travel time: 30 min Over 10 years, the savings potential with the Mieterio's "Standard" tarif is about 5,550€ compared to renting yourself. *The calculation includes the costs for new rentals as well as running costs and maintenance costs.




Which apartments can I rent to Mieterio?


In principle, we do not exclude any apartments for our portfolio, but the following basic conditions should be met:

  • Available for the long term
  • Well maintained
  • Ideally with kitchen

When will I receive my rent payment?


Rent start date: As soon as we have found the perfect tenant for your apartment, we will inform you by email about the rent start date. Monthly rent payment: We automatically collect the rent from the tenant in the first bank days of each month and forward it to you. In most cases, the rent is in your account in the first days of the month. It may take a few days longer in case of weekends and national holidays. *If you have chosen the contract option with flexible notice period and a one-time setup fee, this fee will be charged together with the first rent payment.




Who is my contact person at Mieterio?


We are big proponents of direct and personal communication. For this reason, you will receive your personal Mieterio contact person at the beginning of your tenancy. This person is responsible for any questions and concerns regarding your apartment. You can also send us an e-mail to hallo@mieterio.de at any time. In this case, please be sure to include your name, address and the apartment unit in the subject line of the e-mail. This way we can answer your request even faster.




How does the communication with the tenant work, for example in case of repairs?


All communication with the tenant goes directly through us. You don't have to worry about anything. This includes maintenance and repair management. The end tenant is required to notify us fully and in a timely manner of any problems. We then take care of evaluating the report, coordinating the work, carrying it out and the final acceptance. We cooperate with reliable regional partner companies, guaranteeing you the highest quality of work and fair invoicing. Only in individual cases and if it is necessary, we will contact you as the owner to coordinate the procedure with you. This is the case, for example, if we need certain documents from you (e.g. purchase documents) or if the maintenance costs are expected to be more than one month's rent.




How does the service charge settlement work?


Landlords are obliged to settle service charges with tenants once a year. The settlement must be made no later than the end of a calendar year for the previous calendar year. Mieterio takes care of the settlement for you. However, we need some documents from you: Please send us the statement of charges from your WEG management as soon as you have received it. Make sure that the attachments for heating and hot water costs are included. Please also remember to include receipts for other costs that can be apportioned according to the operating costs ordinance, in particular the property tax assessment. We will take care of the preparation of the statement. We will then offset any credit balance or additional payment from the statement against one of the next rent payments. If credit balances or additional payments from a statement are very high and can be expected again next year, the advance payment for the tenant should be adjusted. In this case we will inform you about the adjustment.




Can I rent an already rented apartment to Mieterio?


In principle, this is not a problem. Simply state in your offer request that the apartment is already rented. However, for apartments that have already been rented out, reduced services apply until the next rental. In this particular case, rent default protection and legal services are excluded from the offer.

How do I become a tenant of Mieterio?


All vacant apartments in our portfolio are offered on the most popular real estate portals. In the future you will also be able to view all offers on our website. If you already live in a rented apartment, but would still like to benefit from our tenant services, please send us a short mail to: hallo@mieterio.de.
We will be happy to support you in communicating with your landlord or apartment owner and convince them of our advantages.




What is the term of the lease?


In the lease agreement, a mutual exclusion of termination is agreed for a period of 12 months from the start of the lease. Thereafter, the notice periods are based on the statutory provisions. The contract can therefore be terminated for the first time 12 months after the start of the contract with three months' notice. The minimum term is therefore 15 months.




How and when does the rent increase?


Typically, the net rent increases by 1-2% per year.
The exact details regarding a rent increase can be found in your lease agreement.




How can I book an apartment viewing?


A viewing appointment can be easily booked online. From the listing or from our website you will be redirected to our booking page, where you can fill in some information about yourself. If you are considered as a tenant, we will come back to you with a selection of viewing appointments.




What documents do I need for the application?


We require the following application documents from all future tenants:

  • Complete tenant self-disclosure (template in the respective advertisement).
  • A copy of the ID (front and back)
  • The last three salary statements
  • A SCHUFA report (not older than two months)
  • A certificate of freedom from rent debts (issued by the last landlord) or an excerpt from the land register, if you live in your own residential property




Who can I contact if I have a question?


Before the lease: If you have a question regarding a specific apartment offer, the application process or Mieterio, just send us a short email to hallo@mieterio.de. During the lease: When you move in, you will get a personal Mieterio contact person. This person is responsible for all questions and concerns regarding your apartment and is your first point of contact for all concerns. If you repeatedly cannot reach your contact person or have any other problem, just send us an email to hallo@mieterio.de. Please make sure to include your name in the email. In this case, please be sure to include your name, address, and the apartment unit in question in the subject line of the email.
